Isn’t it expensive to use a construction management company for my renovation project/housing project?

The truth is that it is might be LESS expensive to use Constructive Solution then to handle the management yourself. Our ultimate goal is to manage the project with the same mindset you would have; that is to select the best companies to do the work and to maintain a reasonable price. With our expertise, we can ensure accurate bids, prepare an accurate contract, ensure quality work and obtain volume pricing discounts that will reduce your costs.

Your website mentions that you can ensure the pricing. Is that for real?

Yes it is. By being involved in every phase of the construction process, we can prepare an accurate bid package, review and analyze the incoming bids and write contracts that ensure that the prices you receive in your bids are the prices you pay. If anything, with our ability to negotiate volume pricing discounts, we might even be able to reduce your project costs.

I have received estimates for previous work and the prices changed. Why is this different?

One thing is vastly different; once we fully understand your needs and desires, we will prepare a bid package and receive bids from qualified contractors. Because we can accurately convey your desires, the bid you choose will be the price you pay. We desire to include you in the bid package preparation, because we want to convey your desires and want you to know exactly what you are paying for.

On previous projects, deadlines were routinely missed. How are you different?

Constructive Solution hates missed deadlines as much as you do. Deadlines are an important part of the construction process and they are just as important as the actual work. We diligently monitor the progress and impose contractual fines for missed deadlines and inferior work. In addition, we have implemented the “virtual project manager”, a project review website. You will be given a login and password to enter the section relating to your project. Each week, we will add photos and inspection reports for your project and you can review the work that has been performed. This accountability allows you to know that the work is being done no matter where you are.

Some construction companies try to hide bad work. Is Constructive Solution like this?

Absolutely not. We require adherence to modern building standards; square means square, level means level, and the price is the price. We feel that quality work is the foundation for everything we do; we cannot possibly represent your desires for the project, if we don’t ensure that the work is first class.

I speak English. Will I have problems communicating my goals for the project?

You will not have any problems because our team is fluent in Spanish, English and German. Not only is this important when we communicate with you, but it is also an important part of the team communication and conveying your needs to the contractors and suppliers as well.

The project is going great, but I want to make some modifications. Can it be done?

Of course it can. As you see the project taking shape, it is possible that you will want to change things. We do open bids so you will be able to see individual price packages; when you ask for changes we can adjust the pricing based on the original prices. Because it is your project, we want you to get the finished product that you want and to know that you didn’t get “ripped off”, because you wanted to change something.

What about the work permits? Do I have to get these?

You have to have the proper permits but we will help you with that. What you need will depend on where you live or where your business is; in addition to city permits, you might need additional permits from your neighborhood association or the owner of the building where your business is located. Either way, we can help you with this important step.

I already have a finished set of plans. Why do I need Constructive Solution to handle my construction management? The quotes I receive will already be submitted according to my plans, won’t they?

This is not necessarily true. If you hand a set of plans to a five different contractors, it is very possible that you will get five different interpretations. There are important factors in plans that can be left to interpretation, especially in restoration work. In addition, it is possible that there are things which needed to be included, but are missing from the plans (Yes, this can actually happen). Finally a builder’s bid might not cover all of the costs to finish your project, like permits, finish elements, and unforeseen costs. Our construction management fees are not outrageous and in the end, our service might actually cost you less than trying to do it without us!

I need to get bank financing for my project. Is there any way you can help me with this?

Actually we can. We can help you prepare the information the bank requires so that you have a better chance to get approved for your loan. In addition, we can directly deal with the bank after your project begins and take care of the payments to the contractor etc.; as your construction management team, we believe this a part of our job description and we are glad to do it for you.
